Hi all

I hope someone can help with a query i have.

I’ve recently wanted to install solar panels and a battery onto my property. But may have come into a snag due to my lease with the clauses below, mainly clause A

“ Not to alter
3.9.1 Not to:
(a) make any alterations or additions to the exterior of the Premises;
(b) make any structural alterations or structural additions to the Premises;
(c) erect any new buildings on the Premises (provided that this shall not
prevent the Leaseholder from erecting a garden shed subject to
obtaining the Landlord's prior written consent (not to be unreasonably
withheld or delayed) to the location and dimensions of such shed); or
(d) remove any of the Landlord’s fixtures from the Premises.”

Has anyone with a shared ownership property had this problem or been able to overcome this problem?
Any advice is helpful.

Thanks,
Matt

    I'll move this to the Energy board, as there may be someone there who can help.

    What has the Landlord / Places for People said about it?

    Hi Tim,

    this is now what they have said about it. It’s really put me off having my shared ownership home. Basically what that reads to me is you can’t do anything until you full own your property to 100%.

    Think you read it right, or at least that’s how I read it too. You could still consider a battery (with permission!) but whether or not that’s financially worthwhile is a whole other matter.
    Frustrating but probably not unusual.

    If I’m honest it really does put me off with having my shared ownership property. They would expect you to replace damaged things like a normal home owner. But they won’t allow you to do things to your house as you don’t own it 100%.

    It’s quite disappointing really.

    Presumably you’re already sharing the ownership.
