Served Section 21 notice and can't get new tenancy due to IVA

No, with IVAs you make monthly lower repayments for a period of time, so the OPs last payment would have been december 2020, that will show on her credit file - in other words, it will show on a credit file until December 2026/January 2027.fatbelly said:That's the point I wanted to make. There are several reasons why a s21 notice may not be valid and getting someone like Shelter to take a look at it would be a good move.
If your IVA was discharged in Dec 2020, when did it start? 2015? If so it would have dropped off your file in 2021 so could not possibly affect any credit check directly.
Now you may be asked questions such as have you ever been bankrupt (no) or have you ever been insolvent (yes) but your actual credit file should be ok unless you have later issues. I suggest you check.

It's a bit different - there are so many people going for one rental property now, that the LLs can choose to only rent to exemplary tenants. It's also a case that they now choose/favour working couples with no children and no pets, its less wear and tear on their properties and they are more guaranteed of rent payments. A lot of places are now asking for guarantors even if you are a highly paid working couple! They certainly won't touch anyone with a poor credit history, when they could easily rent to someone with a good credit history. Its absolutely awful in the renting world now. I've had to write letters to a potential LLs telling them about my hobbies and how I will look after their house, with photos of my current property, I've had to send CVs, I've been asked for a guarantor when I was working in a well paid job and had over 60k in the bank! Its absolutely ridiculous and there are more and even worse stories like mine online.
