    you have a dangerously poor understanding of UK law if you think that 

    no contract term can take precedence over statute law
    the circumstances where a tenancy is de facto an AST are defined in statute law, no matter what you may want your contract to say 
    This makes no sense. If what you're saying were true:
    1. Guest can book my AirBnB for a week.
    2. Organise viewings and sign 10 ASTs.
    3. Guests runs with the money to his home country.
    4. I have 10 impossible to evict tenants.

    So I think that AST signed with someone who doesn't have a right to sign one is invalid.

    And yes, I don't have any understanding of the law.
