Why? I'd imagine most people don't get their boiler regularly serviced.FreeBear said:I'd be more concerned about when the gas boiler was last serviced. If it had been done recently, safety checks would have been done even if a CP12 wasn't issued.
A quick google suggests that ~44% of the population get an annual service (which I'd imagine will mainly be on account of it being a requirement in rentals) and over 10% of the population have never had a service.
I'd expect the main reason homeowners get it done is to keep some form of warranty active.
You can probably expect it hasn't been recently serviced. For peace of mind you could make a short term plan to get the boiler serviced, but in any case I'd have a medium term expectation of needing to replace the boiler, I got 14 years out of my last but YMMV.Arsenal2019 said:

Well a boiler servicing person would say that an annual service will more likely keep the boiler ticking over longer, and more efficiently. How true that really is I do not know, but I think a few parts are best to be routinely replaced before they cause problems ( like with a car service). Also the flue gases can be checked which indicates how well it is running. I have ours serviced every two years now it is out of warranty.
The point made is that if it has been serviced recently, you can reasonably assume it is working OK and safely, and no need to worry about a gassafe check.

My recent purchase, the seller said the boiler was original (house built in 1997) and last service was 7 years ago.I took the view it would need replacing sometime so didn't bother to get it inspected (seller refused to).I did leave a CO alarm next to it for 1/4 hour on my 2nd viewing though, and checked the rads and taps got hot,It broke down after a year and gas chappie sourced a part, fixed it, and said no reason it couldn't last for years more.0

But has it been serviced regularly, and is there a record ?Arsenal2019 said:

Any language construct that forces such insanity in this case should be abandoned without regrets. –
