Commercial Property Rent Question

Good afternoon , I wondered if anyone can help me with the following query.
We moved into a Commercial Property in 2004 under a Heads of Agreement for a period of 7 years. Since the expiry of that agreement in 2011 we have continued to pay the same amount of rent each month but no further paperwork has ever been issued. The landlord of the property has now passed away and everything is being handled through a commercial agent who is telling us that if we wish to vacate the premises we have to give 6 months notice and fully redecorate Is this normal where there is no written agreement in place? I have a letter from the original landlord with the Heads of Agreement which we signed back in 2004 stating I have not included the "usual repairing clause", I am not sure what this means and indeed even if it would have any relevance now ?
