What should I do? should I wait? Trust the EA?

I was having plenty of viewings, averaging 1 a day, until I accepted an offer. Now it's been a month since I have even had any viewings! the EA didn't even give further details.

Once you had accepted an offer you should not permit any more viewings.
Personally I think you were crazy to accept a not-terribly- good offer from someone who will not be in a position to proceed until August, but presumably you discussed your options with the EA at the time.

Apropos of nothing, I work with an app developer at the moment. And it is a "well known fact" that app downloads drop during general elections. Not a fact well known by me! It seems general elections make people nervous / draw their attention away from other things. So it may well be true that people stopped viewings to wait and see what happened. Makes more sense to me than the app thing - and it turned out to be true!0

How is it currently listed online?
Since you've accepted an offer, I would expect it to show as sstc and not coming up in general searches, unless the 'include sstc' box is ticked.
Did you tell your buyer that you were going to keep listing the property and were open to further offers?1 -
You accepted an offer, so of course the EA has no further motive to waste his precious time conducting viewings.And as a potential buyer, the last thing I'd want is to be shown a property where a sale had been agreed!No idea what you expected or why.5

We listed our house a couple of weeks before the General Election and had 1 viewing. The day after the GE, we had appointments for 3 viewings, and a further 2 since then.
As you have accepted an offer, I certainly wouldn't expect the estate agent to offer any more viewings. If I had offered on a property and found that they were still taking viewings, it would put my nose out of joint as I would be expecting to be gazumped!0 -
The first lot of viewings maybe have exhausted the supply of potential buyers, looking in your area/ at this type of property/price level ?
If the offer you have is below the advertised asking price you could try and reduce the asking price to that level to see if it generates more interest. You can always refuse any offers below that if you want, and by generating interest you may even get an offer over asking price.

Some EAs will like to have already sold houses still online for sale, as potential buyers that come in can be shown other properties.Girthhitch said:

I'm not @Sapindus, but I certainly would be looking carefully at the contract with the EA and working out when the exclusive period (if any) will be over and the house can be listed with other EAs. I'd also be thinking of getting a friend of yours to enquire about a viewing and see what happens. I wouldn't do anything specifically to put off the potential buyers. Does your contract include a 'ready, willing, and able' clause?

I expected the implication to be that you think the EA is deterring other potential buyers now because they have someone they know who's agreed to buy (when they are ready).As your house is still on the market then I can only assume they aren't getting enquiries. Have you spoken to the EA about it?I would pop in for a chat, explain that the offer made already is low and whilst you are prepared to consider it WHEN the buyer is in a ready/willing/able position, in the meantime you really need the EA to keep marketing your property and what can you both do to get more interest.A price reduction could be worth considering, maybe not as low as the offer you 'accepted' or maybe an offers over price.Anything could happen to your 'buyers' - they might see something else they prefer before they're ready to buy yours.0
