What value to use for CGT after getting Grant De Bonis Non

Hi I'm seeking guidance please.
I have recently been granted the above and trying to progress administration of my late mother's estate who died over thirty years ago, the then administrator died without completing the job.At the time of my mothers death there was no IHT payable as her house value was below the IHT threshold. I am now planning to sell the property and have had an valuation of the property recently. My question is what value should I use for CGT calculation? Is it the value at the date of my mother's death or the value at the date of my application for my grant de bonis? I am not sure.

    It would be the value at that date of her death. Who has been living there all these years? If it was any of her beneficiaries then there should be at least some exemption to apply.

    Primary residence exemption. If for example you were the sole beneficiary of the estate and were living in the house since her death there would be no CGT liability, which is why I asked who has been living there since her death.

    I lived there for 15 years and one of my siblings until last year , would my sibling having lived there have an impact?

    If those 15 years were after your mother died then yes it would reduce your liability, your sibling who lived there until a year ago would almost certainly have no liability, and any other sibling would have no the full liability. Yours is a rather unique situation so you may need some professional advice to get this right.
