Registering title for a property purchase with Land Registry

I am hoping that someone might be able to point me in the right direction with the following...

We are hoping to purchase a UK property (leasehold) where the title is in the name of a company however it appears that the company hasn't maintained it's registration and no longer exists in a legal sense. Back in 1996 the company entered in a deed of arrangement with another company transferring all of the rights, obligations and benefits to the 2nd company as part of an arrangement between husband (Co 1) and wife (Co 2). This second company is alive and kicking (to the extent that a company ever is). 

I can see that I can sign a sale and purchase agreement with Co 2 who is the legal owner but how can we ever get the title transferred into our names if Co1, the name on the Land Registry records, doesn't exist?

Inspiration very welcome.

Oh, just to make it more exciting, both Co 1 and Co 2 are foreign companies but as this all took place before 1.1.1999 I don't believe that ECTEA 2022 applies (per PG 78)

    If it's a foreign company which is the equivalent of "dissolved" in a UK company law sense, then you'll need to find out what happens under the company law of the mysterious jurisdiction you haven't identified to us....
