    The basic checks done by most agents covers CCJs and insolvency. Some will ask you to agree a more detailed check that identifies defaults. This should be clear from the information on their websites. Try Openrent etc. 
    thank you. I just had a viewing of a property and as part of the paperwork to fill there is a question asking if we had any ccj, bankruptcies, Iva’s or defaults. I have to answer yes to defaults because they will do credit file searches and will see it there. Just worried that we’ll completely fail. I have been trying OpenRent with no luck unfortunately. 
    View a property, lookup the Landlord on Title Deed at Land Registry, find them on social media or linked in, offer 6 months rent upfront and give them details of your liquidity employment etc.

    Really? That's your advice to someone with a not-perfect credit record to find potentially £6k & pay their rent up front?

  • Just a little update: we did pass the tenancy credit checks with 3 defaults on file . Only a soft search was done on credit files.

    Yeah that’s good indeed. Not sure if all estate agents work the same way , doing just a soft search I mean.

    Hi! May I ask what your letting agency was? I’m currently trying to secure a tenancy with Marsh and Parsons and they use Let Alliance for their referencing. In the form I was asked about defaults - I have 3 defaults that I have all since fulfilled but I wonder whether their search actually allows them to see this?

    There are two searches they can pay for.

    One is a basic "landlord" check, which just reveals publicly available information about you.

    The other is a full credit check which will reveal all.

    It depends which check they sign up for.

    Even if you fail the check they usually just ask for 6 months upfront I believe.
