Wondering if any of you have experienced going through an estate agent for a rental and passing the referencing process with defaults on your credit file?

The basic checks done by most agents covers CCJs and insolvency. Some will ask you to agree a more detailed check that identifies defaults. This should be clear from the information on their websites. Try Openrent etc.If you've have not made a mistake, you've made nothing1

thank you. I just had a viewing of a property and as part of the paperwork to fill there is a question asking if we had any ccj, bankruptcies, Iva’s or defaults. I have to answer yes to defaults because they will do credit file searches and will see it there. Just worried that we’ll completely fail. I have been trying OpenRent with no luck unfortunately.RAS said:The basic checks done by most agents covers CCJs and insolvency. Hi, you can check Experian, Clearscore or Credit Karma if you’re registered. Checked on the soft search if you can see the name of the referencing company. If they do soft search, they can’t see defaults. But if you see that they did a hard search, then will see it.2021rdsunshine said:

Yes I have checked and there is no soft or hard search. I’m just assuming that credit file is not updated immediately. This happened in the last couple of daysjustinthegreat said:

I’ve also read somewhere that someone was asked the same thing to declare IVA, bankcruptcy, CCJs and defaults. She did not declare it as it’s only a landlord check and she was able to pass referencing without issues.2021rdsunshine said:

That’s reassuring, I’ll update the thread once I hear from estate agent. Might be useful for others in the same situation. Thank youjustinthegreat said:

This is from someone who rent a place with defaults1 -
In my experience, they often don't even do the credit check. It's sometimes just an excuse to take more money from you.2021rdsunshine said:Wondering if any of you have experienced going through an estate agent for a rental and passing the referencing process with defaults on your credit file?1 -

Agents can do one of two searches, either what`s known as a "landlord check" or a full credit check.
Its already been established that a landlord check just confirms identity and searches the public register, wear as a full credit check gets them the whole chi bang.
It depends on the letting agent as to which search they require, so if in doubt, ask.I’m a Forum Ambassador and I support the Forum Team on the Debt free wannabe, Credit file and ratings, and Bankruptcy and living with it boards.
