Land Transfer


Can anyone help explain what should happen to the titles of both properties when a transfer of land is made between the two?
For example, lets say there are two properties as follows;
- No. 12 with a title number of 456
- No. 14 with a title number of 123
If it is agreed that a parcel of land is transferred from No.14 to No. 12 and let's say No.12 makes the application and gets a new title number of 789, would it be expected that the Land Registry would also issue a new title number for No.14 at the same time (e.g. 790) or would this remain unchanged as title 123 until some other event causes the title record for No.14 to be updated?
We have a scenario where on the Land Registry site the same parcel of land shows up within the title for No.12 and No.14 but the title number for No.12 is much higher (therefore we assume much more recent).
- Is this an error at the Land Registry i.e. Should it not be possible for two titles to show the same parcel of land, and should both properties get new titles, or
- Does the later title for number 12 take priority in which case the title for no.14 has yet to be updated. Is this expected practice?

I wouldn't expect a new title number for 14, but their title would state that land has been removed and this would be shown on the title plan.1

2 possibilities:1) no new title needed. The existing 2 title plans are updated (via form TP1 submitted with new boundaries clearly shown for each property) or2) a new title is created for the piece of land in question, and registered against No 12's name (so No 12 now owns two titles) AND No 14's existing Title Plan is updated to show the new, smaller boundaryAt least that how I understand it.
