House not selling - same feedback every time! What would you do?

    Personally, the one place I'd like to see 'too much stuff' on a viewing is in the loft. As this would give me confidence that I can put loads up there too. Perhaps that might be a strategy - assuming a usable loft.

    I saw the link to the property before it was removed and the house looks lovely and very well presented.

    You are getting a steady stream of viewings which suggests that the pricing is in the right ball park. You just need to wait for the right buyer to come along, which might take longer with the type of property.

    The market in general is very slow at the moment. People are waiting for interest rates to drop, not helped by the media continually promising the next cut is coming soon. 

    I'm confident that you will find a buyer for your lovely home once things start moving again.

    The market in general is very slow at the moment. People are waiting for interest rates to drop, not helped by the media continually promising the next cut is coming soon. 

    I'm confident that you will find a buyer for your lovely home once things start moving again.
    I`m not convinced that demand is as strong as you think, people have had a taste of rates rising quickly, they will be wary now about borrowing, the absolute best way to go is to continue with the price cuts until strong offers start coming in.

    If people are saying it's too small and that's their genuine reason then they won't want to buy it at any price. If they're using that as an excuse because they're embarrassed to say it's too expensive your estate agent should be able to find that out
    The pictures have gone but it sounds like the sort of house that is looking for a special person. The house I bought in 2000 had been on the market TWO YEARS with no offers and I fell for it on the spot and lived there 20 years. The house I'm in now had been on the market over 12 months during the time when they were selling in 24 hours and I fell for this on the spot as well.  Both had 'problems' that bother most people but not me. If course I got a huge reduction on both prices as well 😉

    People will (apparently) say anything.  Feedback we had on our last house included “they didn’t realise that there was a busy road out the front” (did they not look at Streetview/drive past?)and that it needed a new kitchen (yes, undoubtedly. If you want new everything go for a new build or pay 25k more).  

    What I’ve found is that a lot of FTB have been spoilt by Help to Buy and new build incentives, and want everything perfect from the word go.  They don’t want the disruption of having work done.  People don’t seem to see potential but just what’s there/not there.

    FWIW, our first owned property was a repossessed shared ownership place.  It was uninhabitable to begin with, and we spent weeks living with parents.  Our second place was dated, wasn’t perfect but was habitable from the word go.  What I’ve really enjoyed with our current place is that nothing needed doing immediately.  We’ve been in for nearly 3 years and things are starting to need redoing/replacing/upgrading.  That’s part and parcel of home ownership.

    Link removed so some general comments, but if you're getting viewings, then the price is okay for what people THINK the house will be like. If you're not getting offers, then the actual house doesn't match up to the advert. While its all well and good showing the house in the best light, as things sometimes just look more dingy and messy in a picture. However if its making it look better than the reality, then that doesn't help in the long run. I'd make sure 

    *  pictures aren't too wide angle that they don't match the actual property
    *  some pictures show the ceiling in context of the room if its low / 'cosy' compared to the norm. 
    *  description actually describes this house, albeit in a good light. Sometimes agents become very generic, eg every house is "good sized" and "light and airy". There can be positive spins but still true to the actual house eg "cosy", "character", "statement ceiling"
    * dimensions on floorplans

    Maybe, or maybe they think they can get it for less, or maybe they don`t know the value until their lender values it, but in this case it sounds like size is the problem when they turn up to view so I agree with you there.
