Bathroom mixer tap - cold not working properly

    I wouldn't start removing the bath panel in your shoes. That tap will be very awkward indeed to access, given the position of the toilet. Let the professionals earn their fees from the landlord on that one!
    Not too dissimilar to my bathroom aside from the location of the toilet. Doing the backing nut up on that cold tap is going to be a right royal pain, even with the right tools. I suspect the toilet will have to be removed to give enough space to work..
    At least there appears to be isolation valves on the sink taps (hopefully, the same for the bath) - That will make the job of replacing washers much easier for the plumber.

    If they have any sense, they should replace them all with new, and make them quarter-turn ceramic type. And make the bath one a 'mixer'. Taps are cheap, and it's silly paying a pro to fix the old ones.
    Be sure to tell them of the underlying issues - the bath tap doesn't shut off fully, and the basin one doesn't come on! The plumber might otherwise just think it's a case of tightening his nuts.
    Also be carefully about what you say about the cause of the bath tap turning; ie don't say you had to close it off "as hard as I can...", in case they try and blame you for making the whole tap turn. Just that it was always hard to stop it dripping, and you noticed that the tap was also a bit loose, so you didn't want to force it too much... :-)
    If you haven't given the ManCo full details - that both taps are faulty (add any others that are starting to show such issues...), then I'd do so - give them a chance to get some new taps up-front, rather than spend silly time trying to fix these.

    Thank you and some good points, they're generally pretty good though there is some damp, not serious yet, which they haven't done anything about. I haven't heard back from them yet but I'll follow up tomorrow afternoon if I haven't heard anything.
