    Having not seen the damage in person I can't say what is reasonable or not.

    However, as a landlord with over 20 years experience, I have always been fair with tenants regarding these "knock for knock" type arrangements.

    In this type of case (provided you have been a good tenant) I would probably say "in return for you doing xyz we will go 50-50 on this work"

    Try something along those lines with your landlord.

    I have recently sold 2 out of my 3 rented properties that I have owned for many years at what I believe is the top of the market (always tricky to call, but as they say, if you can get within 10% of the tops and bottoms you'll do ok).

    From a personal point of view, I may look at btl again or even trading up on my own home when prices return to more sensible levels which I firmly believe will happen over the next year or so.

    From a social point of view I believe rampant HPI is of no use to anyone but banks and has led to a situation where people have been become either massively indebted in order to buy a house or priced out altogether despite sometimes earning high wages.

    Our whole economy is built on selling ever more expensive houses to eachother and then withdrawing the "equity" to go shopping.
    Yet homeowners who are also HPI cheerleaders congratulate themselves because the "value" of their house has gone up and think it makes them wealthier.

    Affordability is at its worst levels by any conventional measure you care to use and prices will eventually have to revert to more sensible levels.

    And I don't give a monkey's chuff about anyone who ends up losing their home because of their greed and stupidity. That is what happens in boom and bust economies; some end up losers and some end up winners.

    Then the cycle starts again.

    Haven't you heard, but if prices go lower, rental yield goes up.

    Sounds like you are an investor working on HPI rather than rental yield.
    I no doubt guess that you would have made a pretty penny depending on where and when you bought.

    any chance you could post the address of these houses so we can monitor how they fair in the next couple of years?
