    Remember a landlord is a business and as such is in a position of power. If they supplied the wrong contract that's on them and they can't change that now. Leave the garden alone. 
    Re the carpets, if you've had pets it would be the decent thing to do whether you're contractually required to or not. 
    An answer isn't spam just because you don't like it......
  • In view of the pets it may be difficult to adequately clean carpets yourself, and you would have to leave them in the same state of cleanliness as you found them originally. As such a professional clean may be necessary.

    Will be getting carpet professionally cleaned as probably does need done and would have anyway. But was told we HAD to pay for that and a cleaner as it was in the lease but reviewing the lease there’s nothing there to say that. Only realised this when reviewing it about the garden.
