Can I simply change the land from residential land into commercial land on a land registry form to show I own commercial land in a ltd company or does it need to be assessed?

Um. Unsurprisingly the answer is NO. To convince anybody of anything. First you need to do your homework and get a full understanding of whatever it is you are hoping to achieve.

Eh? If it's part of your house's garden then it's residential land. And worth peanuts, or possibly even less than that if it's owned by a different party from the owner of the house and the rest of the garden...will it even be accessible other than via your existing property?
