Hi how would you reply to the estate agent on this one? We've seen a property with the agent who is also selling our that we like.Dont see the point in making an offer yet anyway as we're no proceed able yet. Was thinking we could say we're interested but need to sell ours first or that's it's definitely an option once we sell ours.

Are you serious about the offer?
In which case put the offer forward, saying you will do whatever you can to expedite your own house sale. They will ask what estate agent you are using.
It is then up to the seller whether to accept the offer.
Worst case the offer is rejected. In which case the estate agent still has your details and knows you are interested.
In summary, it's for the seller of the house to decide.

I think the agent is asking for feedback on the viewing - something like it is a lovely flat but I don't like the fact that the balcony faces North or I liked it but I think it is a bit overpriced.0

Tell the EA to get a wiggle on in selling yours as you'd like a second viewing of the one you're interested in and would like to be in a position to make an offer asap if the second viewing goes well.
Hopefully the prospect of 'double bubble' commission will spark them into action on yours.1 -

The OP says the agent is the same for both properties. Seems little point in offering at this stage, that just becomes a tool for the agent to attempt to push up the offers of other interested parties.

You can express an interest. Nothing beyond that is of any value. Until your own situation changes.1

We viewed a property before putting our house on market. Property was great, we fed back that we were keen and looking to list ours asap (interestingly the sellers agent didn’t offer to help with this), so we got a valuation, listed and ours sold 10 days later. We then approached sellers agent and made a lower offer (-£25k), as no other offers had been received the vendors agreed to -£20k. Everyone happy. We probably did come across as too keen, however the vendors still negotiated on a lower offer and price. Don’t over think this.0

Obviously want to say we're interested but not come over as ridiculously keen,
That is what to do.1
