Grant of Probate

I have just received my grant of probate form, and have seen that it seems to be £10k out for gross funds, seems to be my fault. 
We still need to sell a property and if it goes for more than we said, obviously we would have to pay CGT. This will obviously impact the amount we have to pay as we are close to IHT threshold, it’s the difference of 1500 left or 11500 left. 

If I have understood it right, then let’s say the house sells for £30k more than we assumed. I could take off 11500 from that then allowances, and whatever is left would be charged capital gains? 

If I have explained this correctly, could someone tell me if this is right please? 

If it’s that it doesn’t matter cause it will be classed as a gain whatever and you cannot offset it again IHT then it doesn’t matter really.
