DIY property searches what's involved?

Hi, I am buying a free-hold garage with my savings and below the SDLT threshold, the conveyancer has asked me if I want to do my own searches.

What searches are required and how easy is it to do?

    I want to make sure there is no charge on the garage, the right of way and for local planning permissions, is there anything else to concern myself about?

    Flood risk, coal mining, pollution, sewerage, water, radon …?

    You could check for local planning applications, but does it make any difference to you if a neighbour has applied for permission to build an extension?

    You have given no information about how long the garage has been there, whether it’s on its own, and what you want to do with it?

    I live 400m away, no mining, water, flooding, pollution or radon aren't an issue as I won't live there!

    The garage has been there for 40 years in the middle of a row of eight and I want to store a car in it.

    Your solicitor should deal with the first two of those. They are not what I would term Searches, but you could check with him. 

    I’m struggling to see what local planning permissions could affect your intended use. Nevertheless, my local authority has a planning portal where I can look up all applications going back years. I assume yours does too, and you can check. 

    What might make sense is to check for pollution.

    Because once you own it, you would be responsible for any decontamination of the land that might be required in future.

    There’s a theoretical possibility of massive cleanup costs, but that’s pretty rare. Hence, your solicitor leaving it up to you whether you want to spend the money to find out.

    Is there a way of checking for land pollution myself as a google search seems pretty sketchy?

    when I bought an ex council flat in an area I knew well, I told the solicitor not to bother with any searches other than the essential ones about title and freeholder stuff. No problem since
