I'm around 4 weeks after I accepted an offer on my house from ftb and I had an offer accepted on my onward purchase which is the extent of the chain. I hadn't heard anything from my solicitor after I submitted payment for searches, I.d.docs, my property information forms and their signed letter 4 weeks ago and so I emailed her last week and had a reply today.
For my purchase they have received the property information form which is in the post to me, submitted the searches and have gone back to the seller with questions. For my buyer they have issued the draft contract pack and literally that's it. The buyer had two surveys done 4 weeks ago, one a level 2 and one a mortgage only. As yet there have been no questions asked by their solicitor, which I know 100% on my house will get raised as I have windows with no fensa so am expecting to purchase an insurance policy.
Do you think I should be worrying? The buyer had a decision in principle when they put the offer in, and surely 4 weeks is sufficient to get a mortgage acceptance. Also who is it that chases the buyers solicitors, is it my solicitor or is it the estate agent. I have emailed the solicitor back asking about further contact with the buyer, but have not yet had a response. The buyer's seemed keen to move quickly as they are in rented and I am keen to move things as quickly as I can. Please can anyone advise whether I'm just being impatient or not or whether someone should be chasing the buyer to make sure that things are moving.

Could all happen in a day (unlikely.. - usually cash purchase) or 2 years.1

Depends on the speed of everyone in the chains solicitors, some cheaper conveyancers take on lots of work and to be blunt need a kick up the bottom to get them going - on the squeaky wheel gets the oil basis.Had the simplest of transactions take 6 months because the buyers solicitor took forever and the buyers were being patient. Eventually told them I’d remarket if they didn’t crack on.It’s one of those “how long is a piece of string” questions really!1

Estate agents will chase the buyers solDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.1

I sold my property to a cash buyer with no chain either end, it took weeks after me accepting an offer.
My solicitor wasn't the best to be fair. I had to keep chasing but normally your estate agents will chase all parties and let you know what they are waiting for.
It's very hard to say how long it should take as every property sale is different and it depends on the urgency of the buyer in returning forms and on the solicitors and how quick and on the ball they are.1
