Terrific research by Bobster, and it also helps to explain the neighbour's possible confusion.Please continue to be reasonable, darleydame, and don't just replace your bins without giving warning and your explanation. If your neighbs are simply misinformed, then hopefully the evidence you have will clarify the matter and sort this. They'd be foolish to then keep on insisting, and definitely very silly to touch your bins on your land.Give them a good few days to digest the info, and the whole of what you are saying - including the compromise you said you are happy with.

Don't understand the thread title... the build looks exactly to plan so in what way have the builders put the boundary in the wrong place?

Sorry you aren't getting it, what do you suggest I should have put?I guess you mean the neighbours' flower bed was installed as it is by the builders, rather than the neighbours taking part of the strip and extending their garden. Originally, I and other readers assumed the builders had given you a plan that contradicted the version from the Land Registry, but from the documents you posted, this isn't the case.An alternative thread title might be, "Neighbours claiming part of my property belongs to them".

I thought the neighbours were saying the gravel bit was theirs so you could not put your bins there. And you confused the discussion saying your title plan showed the boundary as a straight line.
If you really wanted to be miserable you could take over the management of that little bit of what your neighbour is treating as their front garden. Personally I would leave that and just put my bins where I wanted.0 -

And you confused the discussion saying your title plan showed the boundary as a straight line.The title plan shows that from the garage to the street the boundary is a straight line - running alonng the edge of neighbour's wall and it should in theory slice off the part garden between the gravel strip and the road.It only dog legs towards the OP's house - at the garage.The builders clearly messed up and thought it was a straight line all the way through from the rear fence.The boundary makes some sense - in that what use would a 2 foot gravel strip be to the neighbour - if they can't access it without trespassing on OP's drive.

Interestingly, the neighbour has the exact same layout on their own drive. I wonder how they have treated the equivalent gravel strip on their own drive?1

As requested by @RHemmings attached rather messily altered title plans for both mine 67 and next door.
I have also attached the developers outline of my plot that came with the paperwork from when we purchased it
The short section of fence coming from my garage is theirs and their boundary is in line with the side of the garage. Maybe its not so clear on the title plan but my boundary stops and dog legs in front on that bit of fence,
The only bit of garden that is supposed to be mine is from the side of their house wall to the pavement where the 2 trees are and I am not at all bothered about it staying as it is.
As to the guttering encroaching I have a gutter and downpipe on my side from the garage behind!

Even if your neighbours owned that strip why would they care if you put your bins on it. Its of absolutely no consequence to them.
