I couldn’t see this being discussed on this site so apologies if there is another thread. However, in light of the general election and the dissolution of Parliament, the Renters Reform Bill, including the abolishment of No Fault Evictions has been scrapped: https://www.bbc.com/news/articles/cd11ej9n5edo.amp
Do you think this is something that will be picked up by Labor if they are elected? Or alternatively, will it continue through Parliament if the Tories are reelected?

Note: This is only a hunch. I'm not saying that I feel this is overwhelmingly likely or something.

my local Greenwich MP, Labours Matthew Pennycook has done loads of work on this as their rep so I can’t see him dropping it?1

Far to many Interested parties involved for the Rental Reform Bill ( Labour version ) Not to be the number one item on the list of New Labour.
Think Shelter ( who don't house anyone ) or Generation Rent , Crisis and many other so called Housing Charities !
Will want to give tenants " Rights " and watch in dismay as thousands of Landlords sell up and more Tenants homeless.
A huge number of Landlords in the UK only own one Rental property.
If you can't make it pay then you get out ! How simple can you make it.
Let's hope they can build the 1.5 million new homes they Talk about.

RE the renter reform bill, all I see mentioned is more rights for tenants, nothing for those of us landlords who do everything right and keep the rent at a reasonable level. When I got married 10 years ago and moved in with my wife I rented out my house to supplement my income and give me a cash boost on retirement as otherwise I have only got the state pension at 67. The house was completely refurbished from the bare brick shell and extended as I was going to live there myself and originally had no intention of renting. My first tenants looked after the house really well, and in 5 years I didn't increase the rent at all. The current tenant has always been late with the rent, starting to fall behind several years ago and never catching up as promised, she has moved pets in (including in excess of 11 cats) despite the contract stating no pets, at our last inspection September 2023 the progressive damage to the property was getting worse including animal faeces in every room, carpets are ruined and in one case been ripped up, the list goes on. We gave a section 21 notice last October (2 months so called 'no fault eviction') as I intended to sell and retire a couple of years early. I am still trying to get her out, have paid in excess of £2000 in solicitors and court fees and estimate the cost to put everything right at £6000-£8000 plus of course she is in rent arrears of 3 months +. The rental contract doesn't seem to be worth the paper it's written on, and I am very much looking forward to the bailiffs going in.
It's no wonder private landlords such as myself are running for the hills!0 -
What did you expect? The Labour government was never going to increase landlord rights and was always likely to strengthen tenants' rights.Why have you allowed your tenants to continually be in arrears, and increasingly damage your property, over a 5 year period?S8 and/or S21.But do the S21 now before the new bill becomes law....0
