Wet damp bricks in patch at bottom of house

Hello,

We had some rotten floorboards/joists in the corner of the room and thought it was the blown render. We got the render removed three months ago and have been letting the brick dry out in the mean time. However we have this wet patch so it seems a bigger problem then just the render? Any idea what the issue is and remedy? The adjoining wall on the left is a garden wall.
