Wet damp bricks in patch at bottom of house

Hello,

We had some rotten floorboards/joists in the corner of the room and thought it was the blown render. We got the render removed three months ago and have been letting the brick dry out in the mean time. However we have this wet patch so it seems a bigger problem then just the render? Any idea what the issue is and remedy? The adjoining wall on the left is a garden wall.

The earth look really wet in that area. Is there a leaking gutter above?

Ahh I think there may be a leaking gutter above yes

When you get it re-rendered, it should have a stop bead set just above DPC if possible.

HB7, is this a semi or terrace? If so, can you look over the garden wall and see what the neighbour's wall looks like in that corner?

I can’t tell that the neighbours have the same issue on the other side of the wall - it is a terrace. However their’s is rendered. I do have one small rubbish airbrick.

You need to improve the underfloor ventilation, especially as you had an issue with the timber floor.

Isn't the garden wall bridging your DPC (wherever that is)?

@Chickereeeee I’m not sure there is DPC - house was built maybe before 1900
