We have now got letters of administration and are going to put my mother in laws house up for sale.
What will we need?
Obviously we will use an estate agent, but what about solicitors?

England, Wales, Scotland?
Is the property registered?
Is the building (and contents) insured?
Do you have any documentation regarding boiler maintenance, replacement windows (FENSA), Building Control re alterations etc? Evidence of recentish repairs?
And a solicitor.If you've have not made a mistake, you've made nothing0 -

Yes you will need:
LoA
Any paperwork you can find but seriously don't fret if you can't - this is a probate sale and any missing items will be factored in for the purchasers to decide what the y want to do - also any time asked questions on legal documents about the condition / work on the house / disputes just say you don't know
A solicitor to do the sale
An EA - we interviewed a few and chose a biggish local one (had had problems with v small ones in the past)

Find an estate agent and a solicitor. We interviewed 3 EAs before choosing one and actually asked the selected EA for a recommendation for the latter, which was a great success. We were advised to sell the house furnished, so declutter and clean if required. Ditto make sure the garden is tidy. We were told not to waste time/money on major repairs or redecorating just price it to accordingly but take advice from your EA, they will know the local market best.0

You need a good local conveyancing solicitor, close enough to pop in with pieces of the never ending stream of information they will require from the buyer’s side 😉
Gather all bits of info like boiler service record etc.
The good thing about selling a probate property is that you can answer ‘unknown’ on a lot of the questions on the TA6 form.Presumably you’ve already checked the Land registry and the property is already registered?0
