Deposit & payments for garden room

Advice on how much deposit is a general rule of thumb nowadays for bespoke design & build of a good quality garden room? Also is it the norm for requests of percentage of total cost on 1st day, after 1 week & on completion. Always thought a deposit & payment on completion - am I out of touch with today's way of working?

There are different build routes these days, so the garden room could well be manufactured offsite to your order and so all of that needs paying for up front.

How much is your garden room costing?  And over how long a period of time?    A proper one is well into five figures and no one should be expected to extend a line of credit to a customer until the end of the project.

It really depends on exactly what you are purchasing and what you have been asked for.

So, what have you purchased and what are you being asked for?

Everything that is supposed to be in heaven is already here on earth.

A bespoke composite garden room with shed attached, some decking - cladding, insulated with electrics (not for overnight habitation) costing aporox £28,000-£30,000. Haven't had any major work done for quite a few years, so out of touch with procedures. Aware we need to pay a substantial deposit but it's the follow on payments where majority of cost is paid before completion.

The majority of work is also done before completion - in fact technically it probably all is - it's not unusual at all.

The size of the instalments and when they are due can vary, but there's nothing you've said yet that would worry me.

Not really anything new for a reasonably major job.
I had a loft conversion done 18 years ago.
20% paid when they turned up to start.
3 X 20% spaced out during the work
    20% at the end .
