Land overage

Hello 
We are looking at purchasing land it is in an ANOB 
Sellers are putting on an overage 25 yrs I understand planning permission will trigger this but only looking to allow temp camping during a few summer months is this likely to increase the value of the land?
Any help advice appreciated

    We don't know what the current permitted use is or what the overage clause will say (lots of different ways of doing it). Have you taken any professional advice so far?

    I'm not knowledgeable about overage so am not giving an 'answer'. But, I was curious to learn more and read this:

    Boy does this back up @user1977's post. There are several different types of overage, and multiple ways in which they can vary. But, there are no restrictions of the form of an overage agreement. While that page is from a solicitors' website and of course they want you to buy their services, it seems to me that an improperly written overage agreement which is unclear could be an utter nightmare. E.g. if it's not clear if it is a one-and-done overage, or a rolling overage. If it's not clear at which stage of planning permission (grant, implementation, etc.) the overage is due. If the exact calculation method is not included. If there will be ransom strips to help enforce payment of overage. And so on.
