£11k to install combi boiler, replace all pipework and radiators

For a 2 bed (1 double, 1 box), 1 bath, terraced house in west London. 

Currently in situ is a one pipe system with single panel radiators and an old style boiler.

    Neigbour a few doors down (late 1920s 3 bed semi), 9 radiators, paid around £8.5K.
    Me, doing all the plumbing work myself, and just leaving the combi boiler install to a Gas Safe engineer, bill came in at around £3K.
    For a simple 2 bed terrace, I would expect something around £5-6K tops.

    Have you considered a heat pump from someone like Octopus yet ?
