I doubt the OP will act only on what one or two people here suggest but it has maybe given them some pointers to go away and look into further.Otherwise just close the site down!5

I agree it is rare, but I particularly remember this coming up when I too studied probate a fair few years ago!GrumpyDil said:

More likely to say I leave my house in which case it would fail if aunt has no house at time of passing.However if it says it leaves "a house to siblings 1 & 2", there is a risk that the estate has to buy a house and then leave it equally to you both.0
