Should I buy a flat if they don't have a EWS1 or FRAEW?

Hi there,
We have found a great flat but are getting nervous if we should go ahead.
The sellers are not providing an FRAEW or EWS1 and mentioned It will be done eventually but it is not high priority based on government advice for prioritization (as its 5 stories). They have however confirmed any remediation will be covered.
There are some mortgage lenders who seem willing to take the risk with the new laws in place, but what do you think are the main risks and should we go ahead?
