Full Flood Risk Report

We're trying to sell our house and have had several buyers pull out because the Groundsure report shows a medium to high flood risk for surface water flooding at our house. The house has never flooded in the 50 years it's been here. So we've been advised to get a professional flood report as I understand there are some shortcomings in Groundsure's methodology. 

Has anyone ever had a professional flood risk report done? Do you know how much it costs?
We are not in London.

    Surface water flood risk is not an exact science and a lot of it is just pure guesswork.  Apparently our house is also a high risk - and it's about 2 metres above the level of the road!

    Unfortunately purchasers don't realise this - I don't think that a report commissioned by you is likely to persuade them otherwise.  I would save your money.

    if you were buying a property would you get your own survey done of it or would you use a document handed to you by the seller?
