Help required with questions from buyers

    Are you purchasing with the aid of a mortgage? Is so, another party has a vested interest in the condition of the property.

    Yes, but mortgage lenders don't care whether the electric/gas systems have been serviced (not entirely sure how one "services" the electrics in any event!).

    I would pretty annoyed by a buyer's solicitor demanding time-consuming and costly things which the buyer hasn't even requested.

    Electrics are tested and breaker boards examined by a qualified electrician. They’ll ensure there are no overloads, that the correct fuses are used for the right things, etc. 

    Having spent many years in military accommodation (and my husband having rented out a property) these were always required. As are annual boiler inspections. As it turns out, not required for your own private home, but can be useful to have an reassuring for a buyer in case the survey throws up any suspicions that electrics have been installed by someone unqualified. 

    In one military house we lived in, we had ongoing issues with fuses blowing. An electrician came out to look at things and immediately condemned the fuse board. Obviously any concerns with the electrics or gas should crop up in the survey.
