Selling inherited property

Hi, my dad died recently and my sister and I are joint beneficiaries and also joint executors.
I plan on doing probate myself as it seems fairly straight forward and his estate is uncomplicated.

Once we have probate, what next?
Do we have to transfer ownership of the property to our names or can we sell it without transferring it into our names?

What I mean is, once we have probate, can we just go to an estate agent and conveyancer and sell the house?

Yes. Don’t put it into your names if you are selling it. There is no point as the conveyancing solicitor can do everything at once and usually for no extra cost over a normal conveyance.

You don't even need probate to start marketing the house, although it may put some buyers off if they are aware of the fact that you don't yet have it as it can delay the sale if there are any unexpected complications with the application.
You will need to in order to be able to exchange and complete on the sale though.0
