Neighbours guttering

Our neighbours are about to have an extension, and to maximise space were thinking about having the guttering hanging over the boundary with our property.

We don't see a problem with this, as are happy to accommodate them.  

However, are there any reasons why we shouldn't let this happen?  Would it be an issue if we ever decided to move?

    Won't it be an issue if they need to repair the guttering or it starts leaking?

    That could cause you damp.

    Sounds like an unnecessary risk for you.
    It might be picked up by a purchasing solicitor, it would become a problem if you or a owner further down the line wants to build an extension up to the boundary.

    Yoyr neighbour needs to build with an internal gutter and not oversail your property.

    Will it be agreeable to your neighbour if you decide to sell the house and the buyer insists on them changing it, or agreeable to you if you want to sell and your buyer pulls out?

    Or redesign the roof so that a gutter is not needed at the side.

    We had to have our guttering inside boundary to get planning permission. Can see it leaving to issues later possibly

    I'd be worried about overflowing gutters.  What's going to be underneath them?  A path that means you'd be dripped on?  A bit of garden that might be boggy? 

    Have you given permission for their builders to be on your property during the work?  And during any repairs over the next however many years?  Window washers??

  • Absolutely no unless you are selling them the land it covers. Yes it’s a nicety, but the legal headaches you could cause in the future…….

  • The gutters would be on a single storey extension.  The guttering would hang over a path which is part of a gated passageway that only we have access to. We are a row of terraces - us and the neighbour are mid terraces
