Having been a lay executor twice now, I read these threads and wonder. Winding up the deceased’s affairs is time consuming and lay executors, unlike professional executors are unlikely to be setting aside a large part of their day to progress estate administration. Uncomplicated to one person can be confusing and stressful for the next person. My advice for what it is worth, park the emotion, be analytical and clinical, what evidence do you have?
As there is a property involved, the value surely continues to be subject to market conditions regardless of who owns it.

A lay exec job - particularly if they aren't familiar with the finances and the process and are not themselves a beneficiary could be a very thankless task. Particularly if they get pestered by beneficiaries wanting them to hurry up.
