Two identical houses - two different sized gardens - price difference?

It's an official cycle track. But between the track and the street is a row of trees, and a large metal fence. The 'reported' crime rates for the area are exceptionally low. (not that everything gets reported of course.

Sight line is definitely better with the curve. Although having been there for a few hours this week, there was very little traffic.

It's a long thread - but in this case it isn't about the one I prefer or the lowest price. I didn't mention at the beginning so as not to sway any opinion, but I'd offered on the first property, had it accepted, and then it fell through. I was then given the opportunity to offer on the second property where the garden was quite a bit smaller - so was guaging opinions on how much that might (or might not have affected valuations). As of today, an offer has been accepted on the second property, but it's been useful hearing from those that gave views on the original question.

I think that would more depend on where the properties are, but in general it doesn’t make much difference price wise.1

Looking at the sales history were they first 'sold' for the same?
If one owner paid for an upgraded kitchen or other extras then the may have been a small difference but not much.1 -
