Downstairs co-freeholder wants to repoint just the lower half of building

    If builders are saying that only certain areas need repointing then that's what you should do - if you weren't the freeholders that what you'd expect a freeholder to do as they can't usually charge for improvements or you can challenge unecessary works at tribunal.

    I think you need to have a chat and come to agreement over this, or end up in dispute which could be messy (subject to anything specific in the lease i.e. downstairs pays for repairs to the lower half of the building - then fine let them crack on and you get the builder to do your half).

    I’d suggest sorting this out on a friendly basis. It’s only two flats in one building.

    yes I agree, but it's always helpful before discussing a friendly solution to be aware of the bottom line - the leases
