Non compliant septic tank indeminty for house buyer

    Just as an update to this issue in case others come across it in similar scenarios.

    My solicitor was adamant that the mortgage company would not allow the sale to proceed with a non-compliant septic tank (either one deemed to be non-compliant or one for which the consent to discharge application outcome was pending). However, on our mortgage advisors advice we insisted that the question was asked directly of the mortgage company. NatWest (our mortgage company) consulted with the company who valued the property on their behalf and then agreed to proceed with the mortgage without a consent to discharge as long as we agreed to under take any work advised by the Environment Agency. This decision took about 2 weeks. We were possibly helped by the fact that we are paying substantially below the properties true value (the bonus of buying a repossession).

    The key takeaway is that it is possible to buy a property with a traditional mortgage and without a septic tank consent to discharge in place. When I searched google for this answer every page indicated that this was not possible but it goes to show that it is always worth pushing and asking...

    We complete tomorrow (woohoo). Onwards and upwards :)
    Hi, we are looking to purchase a house with a non complaint septic tank. Our mortgage advisor has said that we will not be able to get a mortgage on the property until the works are complete. I was wondering if you would mind sharing your mortgage advisors details please? They sound like they may be of assistance to us ! 🙂

    It looks like the OP has not been online since Sept 2024 but if you see if you could get a good mortgage deal with NatWest (the mortgage company OP used) you might be luckly.  Good luck
