Have you checked both pipes coming from the boiler and heading outside?
I'd chat/email the manufacturer to confirm it can run ok supplying just DHW and with the F&R CH isolating valves closed. Explain why.0 -

Tip one - determine whether it's from within the boiler!
So ask the manufacturer about shutting off these valves.
Simple obvious first step.
