Santander mortgage application

  • My clearscore report is updated and still no hard search. I'm wondering if it's either because the soft search will have shown we aren't using any credit, don't have loans, overdrafts etc or if they're thinking of rejecting us. We've had valuation done etc.

    You might be right! I applied with Accord earlier this year and they offered me a mortgage without hard search [Edit: there is a hard search, but only showing up on TransUnion report - hence the advice to check all 3 agencies!] after 3 days. Apparently some lenders do if they're initially satisfied, which I think is great.

    It's horrible during this period when you just almost want to weekend to go away faster so you can get to the week day when underwriters/brokers/lawyers are working - I forgot all about this part, probably as a trauma response!

    When I applied in 2020 for the first time (Kent Reliance) there was a thread hundreds of pages long with people anxious to hear. Then they'd get an offer and drop out and new people would come in... It was comforting, seeing others get theirs, seeing their timelines, relaying little bits of progress or stagnation! 

    The forum doesn't get anywhere near the amount of activity as it did back then but still, this thread is still helpful for the same reasons. So keep coming back and updating us, so you don't lose your mind alone!

    Hi new Santander friends, 

    I got the call from my broker today - offer has been issued! I am over the moon, I just jumped up and down! I’ve read horror stories about it being rescinded though so until I get the hard copy - heck, until I get my keys, I’m keeping things crossed!!

    Profile: home mover, 95% LTV, light adverse (1 missed payment 24 months old), full time PAYE £88k basic £23k bonus, high debts £21k excluding student loan), borrowing £346,750. Second application (first one failed valuation). 

    Santander timeline:
    12-Mar-24 - Soft application & soft search
    13-Mar-24 - Full application & hard search
    13-Mar-24 - Supplementary docs sent (extra bank statements)
    18-Mar-24 - Valuation done
    20-Mar-24 - Valuation report seen by broker
    22-Mar-24 - Supplementary docs sent (payslips)
    25-Mar-24 - Supplementary docs sent (pay rise letter signed by HR)
    25-Mar-24 - Offer issues (confirmation by broker - hard copies sent out)

    Only a panic about it expiring before completion now... sigh, never doing this again lol.. But not long to go for you! You're over the valuation hump from every single person's timeline it seems it's just back and forth with document trickling from then, nothing serious - from their Timelines page, they're still working only 1 day behind, too. I think you'll hear sooner than you think - it's back to work so full steam ahead! Got my fingers crossed for you!!!

    Husband is employed and I'm the sole director of a limited company (so treated as self employed). Took 1 month from application submitted to offer! Everything is done on solicitors side and only a chain of 3 so our solicitor is expecting completion in 2-3wks!

    Husband is employed and I'm the sole director of a limited company (so treated as self employed). Took 1 month from application submitted to offer! Everything is done on solicitors side and only a chain of 3 so our solicitor is expecting completion in 2-3wks!
