National Hunter Inconsistency!

Hi there, I recently applied for a mortgage with via a mortgage broker Santander and receiving an AIP from them. They did the valuation straight away and after three weeks of requested documents, the underwriter declined my mortgage. I then tried with Natwest a week later and same thing happened again (aip all approved then underwriter declined). I then went to another mortgage broker who told me to check my CIFAS and Nation Hunter. The CIFAS report came back clear after a few days but the National Hunter came back with inconsistencies from Santander. I have no idea why they have done this as I am a PAYE employee with perfect credit history, affordability and deposit (15%).  The reasons given on National Hunter were 'conflicting or unconfirmed employment details'.I am at a total loss here as I do not want to lose this house. The searches and surveys have all been done and the only thing I am waiting for is the mortgage offer. I know I can fight the national hunter mark but that can take months and months. Is there any lenders out there who I may still be able to get a mortgage with in the mean time, if not I will be thousands out of pocket and will lose my dream home  :(

    Do you have a copy of the Santander and NatWest applications? We routinely provide a copy of post-sales documents to every client but some brokers don't. NH logs variations from one application to another so you need to be able to see what was submitted in each case.

  • Hi there thank you for the reply, no I do not have copies of the applications however I have put in DSAR's to both Santander and Natwest. The Santander application was done before the Natwest and was logged with inconsistencies on National Hunter before the Natwest application was even done. I am truly bewildered here

    Hi there, no I have not applied for any credit in the past 12 months. I believe it was a mistake on their own behalf, which is going to prove to be very costly

    Did you provide exactly the same employment history on the applications ? NH do little more than direct comparisons between what's submitted.

    Hi there yes I did. The Natwest application was only put in a week after the Santander decline and the same documents were used

    National Hunter (Hunter 2) is (or at least was) an Experian product which is essentially a tool for sharing fraud data between users.  I haven't worked with the tool for some years, but previously it was mostly banks and insurance companies.  Not all banks/insurers use it, but it is in your interests to get the record corrected.

    If you've been set to inconsistency by mistake it is very easy and quick to remove - were you completely honest on the application to Santander?  In my experience, in order to set someone to inconsistent, there is normally a fairly high burden of proof on the company setting that flag...

    A SAR has to be responded to within a month. 

    With almost all UK financial institutions utilising the service the chances of bypassing NH are remote. 

    Though reading your thread again. It was the original lender you approached that reported "inconsistencies" in your application. What documents was the underwriter requesting. Could these have had different dates on them or created void periods to those declared on the application form. 

    NH in this instance are purely the data controller. Not the judge.

    Check your employer details.

    Do they trade under one name but are listed under another?
    Do your payslips match with employer details?
    Is there Companies House listing accurate or is there anything that could be seen as a problem?

  • Hi all thank you for your replies. I have received back the DSAR from Santander and I believe that I have found the problem. On the mortgage application form my mortgage advisor put that I work for a limited company with Ltd on the end of the company name. The truth is that I work for a sole trader. The company name is correct however there is no Ltd on the end. Do you believe that this is something that can be rectified? I would have not gained any benefit from working for a limited company rather than a sole trader so I cannot see how they would believe that I have attempted to fraud them. My wage slips and bank statements all correlate. I have perfect credit history, low debt and more than enough affordability for the mortgage required
