    It seems crazy that this is holding things up, what is a 'boiler certificate' anyway ?

    The certificate the gas engineers issue when it's installed or serviced - I think I had to provide mine twice over which was annoying!

He did mention about moving into a holiday lodge in a nearby village so whether that's where he ended up. The key thing is setting a date in stone via the solicitors to complete and then they know when they need to be out

    They’ve had a new boiler installed. Not sure when but they don’t seem to have the paperwork anymore, even though there is a boiler guarantee from Bosch and it shows it was done by a registered plumber/gas engineer. I think the vendor has rang the plumber and asked to send another copy.

    To be honest, we aren’t fussed about it at all. It’s the solicitor who’s requesting it and she’s also asked the vendors to pay for indemnity policy for it if they can’t provide the paperwork. 

    We know the boiler is definitely less than 10 years old and it was installed by a registered gas engineer. We will get our own plumber to come and check/service it when we get the keys anyway. 

    I think a lot of these are just solicitors covering themselves so they can tick the box. If things are still being hold up for little issues like this then we will ask the solicitors to say we are happy to proceed without these but we aren’t sure if the solicitors are able progress further unless indemnity policies are taken out

    If you don't mind then you can go to the solicitor and tell them you don't want the indemnity or need the certificate and they should be okay with proceeding.
    Mine was insisting on these things just because they ask as standard, but the boiler was 20 years old and I didn't need it. Told her this and she marked that enquiry as complete. 
    If you are in a rush, might be worth speaking to your solicitor about it. 
  • We broke the chain on our last move - meant the house was finally sold, though we my sister very kindly let us stay at hers (with the dog!).

    Thanks! I’ll give it a go. The indemnity policies are also for the conservatory and partly converted garage. All of these were done at least over 10 years ago by the previous owners . I’m not sure how they resolved the problem when the current vendors bought the place or if their solicitors just didn’t pick these things up. But I doubt anyone would knock on the door ask us to remove the conservatory after these many years!

    The solicitor can leave the request in place ( as would be better to have the paperwork than not), but start progressing towards exchange if you say you are happy to go ahead if no boiler paperwork does arrive on time.
