at a standstill any advice???

Dont know if this is the correct section so please feel free to move and I may be a bit sketchy with details as this is for a friend.  Brief outline.....They put an offer on a house in 2020, the owner had suffered a stroke and was in a nursing home, no family.  everything going through but just before contracts were signed the owner sadly passed away (2021), leaving everything to charity.  No contact from the charity for a very long time and when they finally got in touch they decided since over a year had passed they wanted it revalued.  The price increased and a new price was agreed. In 2022 the buyers solicitor was getting ready to wrap everything up but was then informed no probate was granted and heard nothing since. The solicitor and the estate agent has apparently tried to reach the charities solicitor but there is no reply and not sure where to go from here.  My friend really wants this house as it's close to family (otherwise they would have given up long ago)  Any ideas as to where they go next?  This is really getting them down, not to mention the bills it's incurring.  Any advice would be really appreciated.

    They must REALLY want this house. Personally I would have moved on as soon as the original owner passed away.
    But presumably they know the original owner's name? Search here to see whether probate has been granted - and who the executor is...

    Hi and thanks for your reply.  Yes they really want this property, there is nothing on the probate, it's already been checked but can understand why the solicitors aren't getting back to them so at a standstill there unfortunately

    Under the circumstances I too would have moved on as soon as the original owner passed away.  Delays and frustrations were predictable from this point.

    They were expecting a longer wait than usual but not 4 years unfortunately

    Unfortunately there is no motivation to move this forward.  The executors are presumably solicitors and they are better off the longer things drag on and the more fees they can milk out of the estate.  Not worth waiting and certainly not worth expending any money.
