    Possibly. The previous owner extended the lease, but I don't know when the works were done so it could have been before or after. Does this have any relevance? I'd be interested if there were something in that I could use! Thanks

    Sorry, didn’t see your answer before. 

    The advice we had was that effectively a lease extension is a surrender and regrant of the lease and thus can potentially extinguish liability’s such as breach’s that occurred before it was signed. It would probably need a solicitor with lease experience to confirm and argue it through.
