35sqm floor space, 2 floors, say 65sqm of interior space, £2000/Square meter will give you £130k, if you are not needing any kitchen/bathroom stuff. I would budget to £150k for those 'unknown' issues that always crop up.JusinScot said:I'm looking for something simple. No bathroom, no kitchen. Two storey 7m x 5m, one lounge at the bottom, 2 bedrooms at the top. AsI'll get you price up all of our jobs in future without having to even look at the plans 👍
I won't ask you to plaster though, because that's hard!Everything that is supposed to be in heaven is already here on earth.

From what I've seen a rough guide cost of £2000-3000/sq meter is pretty acceptable for rough ball park figures. Those numbers seem to have been accurate for us, of course the final quotes needs drawings, ground works investigations etc, but given the OP is only just exploring the idea, having access to budget of around £120k seems like a reasonable guesstimate before starting to pay money for drawing.
Good luck with your plastering, for me the jobs which find too hard would also include, ground works, roofing, brick laying, electrics, plumbing, flooring, exterior rendering, steel install.....essentially everything!!

Looks like £3000/sq meter is a pretty good guesstimate currently for building works.
