  • If the plan is to move to the mainland as there are more employment opportunities I wouldn't necessary discount ever being able to buy again.  With both you and your husband working and a deposit of £90,000+ you may one day own again.  I'm guessing by your user name that you are only in your early 40s.  I certainly wouldn't sell the property just to spunk the money on fripperies.  

    Without employment you might find the landlord asks for 6 months rent upfront (the maximum a Scottish landlord can legally request) plus the equivalent of two month's rent for the deposit.  Then there's dog that will put some landlords off.

    If you don't have a lot of spare funds I would caution against letting out your former home.  If something breaks and you cannot afford to repair it the tenant can haul you to the First Tier Tribunal and things can get very expense.

    You have not said what part of the mainland you are looking at or what type of work that you are looking for. I have just done a property search for three beds within 30 mile radius of Glasgow and found almost 900 under £200K. If only 10% of them were deemed worth looking at that gives you about 90 to choose from with a mortgage of £100k  repayments on this would be cheaper than rent
  • Selling a house, blowing the money on bikes and holidays and then renting forever seems very backwards.

    £90k is a lot, outside of big southern cities then most places you can get something for £90k even if its a doer-up etc... Where is it you are looking to move to?

    I would stay on the island rent free in a home you own with no mortgage.  Is there nothing you can do e.g some skill you have to do self employed work.

    You use I a lot but then say you have a husband and children.  Surely it's got to be a family decision to move somewhere else? 

    Does your husband work?  If so, can he find work when you relocate?  Can you?  

    If you are very remote, I'm sure your children will love to move somewhere where they can use public transport to go and meet their friends/get to school etc when they get older.

    Even a two bed terrace and use the front room as a third bedroom would be good.  See if you can extend out the back for more space.  Children have a weird habit of growing and some even leave (and come back) but in the future you will have an upstairs bedroom again.
