buying right of access?

Hello there,
I'm buying a house with no accessible rear access. The property behind on the next street owns an accessway (a gap between 2 houses) that would give access into 'my garden', but there are no current rights of way. I'd like to use it to take my bicycle into the garden from the rear.
I'm buying a house with no accessible rear access. The property behind on the next street owns an accessway (a gap between 2 houses) that would give access into 'my garden', but there are no current rights of way. I'd like to use it to take my bicycle into the garden from the rear.
How would I go about obtaining some access rights/ options to achieve this? I know its likely to involve some financial compensation for the hosting property owner if they agree at all, and is not guaranteed but would like to look at feasibility.
I'd be interested to hear of others experiences or any info about
options of how to purchase a share of the access way or an agreement to be able to use it? There seems to be something called an easement or licence for the latter?

You could do this informally or formally, short term or long termInformally a friendly chat over tea and cake (Chocolate?) and '"Is it OK if I use your accessway to push my bike through?" Neighbour might say "No problem" and might or might no want a modest token payment (one-off or monthly).Neighbough could withdraw their permission at any time, and if neighbour sold, new ownwr would have no obligation to continue to allow you access.Formally you and neighbough could execute a Deed granting you and any subsequent owners of your house a ROW, probably limited to 'on foot or by bicycle'. Probabaly best drawn up by a solicitor and then lodged against the deeds of both properties. Neighbour would obviously want a paymement, as well as all legal costs covered. How much? Up for negotiation!2
