selling to a developer

Hi all i have a property that i would like sellling to a developer as ive seen them in the area but im unsure of where to find any details to approach them i live in London N1 (Removed by Forum Team) could anyone tell me what i need to do please

If you approach a local estate agent, they will know developers interested in your area and your type of property.
Why so keen to sell to a developer, as you might not get the best price?0 -

I suspect (might be wrong) OP hopes to sell direct and avoid EA fees.....?

I presume because you want to sell to a developer, you have a large garden that you think lends itself to development, either by building a new house in the garden, or knock down the existing house to facilitate several new houses.
Have you even explored planning permission for this?0 -
As a starting point... check Rightmove etc to see which of the local estate agents currently sell (or have sold) a lot of development properties similar to yours.
In my experience, there will be some who deal in development property a lot (so have good contacts etc), and some who don't really get into that market much.
Then invite 3 or 4 or more of the estate agents around to do a 'market appraisal' and to tell you their thoughts about selling price, selling strategy etc.
It's probably worth mentioning that there may be some dodgy estate agents who are 'friends' with developers. So they might encourage you to accept an offer from their 'friend', whilst gently discouraging other people from viewing etc.
If there really is development potential, you might want to have something like an 'informal tender'. e.g. The property is put on the market for, say, 3 weeks, and buyers submit their offers. At the end of the 3 weeks, you look at all the offers and decide.
