Getting viewings but not as many offers as comparable recent sale - advice?

    The neighbour got 3 offers at asking price from 10 viewings over 3 weeks. 

    I have had 9 viewings (12 by EOD tomorrow) over 2 weeks and only 1 offer which is TBC. 

    Viewings are just viewings. The first person to view could be the buyer ultimately or the twenty fifth person could. There's no rhyme or reason. The fact that you've a fair number is positive sign. The time to panc is when the initial surge passes and there's little apparent interest at all.

    Isn't that just the other property that the OP is comparing their still for sale property to?

    OP, we went on the market in October, had a lot of viewings in the first month, then it settled down to a couple  a week. I was always happy so long as we were getting viewings, as it meant the price wasn't off putting. The photos were fairly representative of our house as well. As above, time to start worrying is when the viewings dry up. We sold end of January.

    Thanks for this - I have just had a look at Moving Home with Charlie's stats on average time between going to market and agreeing a sale - it's about 3 months! I didn't expect that at all. I think the neighbour was extremely lucky, also another flat in my block sold within a month. I am just in the "normal" range, I think...! 

    Yes, after today I have no more booked and the offer I had has now fallen through - so I guess I'll start panicking if there are no more coming in, otherwise, just let the usual timelines play themselves out. Worry about the things you can control, is the advice :)

    Now my only offer has fallen through because the EA doesn't understand what the difference between a sale price and RICS valuation is! Anybody who knows how to recourse against bad representation, also please advise...

    Edit - new offer came in and going through..! So I guess this thread is redundant!
