    I have clicked on the link and they show different mailing addresses, with matching property description. The different mailing addresses is what made me believe there’s a separate title for each.

    I did not know that a single Title could have more than a single entry, if that is the case, this could be one of them.

    I don’t work for the Land Registry, so I have no idea how they avoid duplicate entries or whether they’re even able to.

    Blaming your solicitor for not finding something that as far as the paperwork they have does not even appear to exist is probably a bit harsh. Just contact them on Monday and ask for full clarity around the parking space - ie that it is definitely included in the property you are purchasing.
    Good point, perhaps I am a little harsh on the solicitors, but the fact that I highlighted at least 5 different errors in their work so far, some of which are literally contradicting statements in the same sentence, is not filling me with confidence in the quality of their work or how thorough they are.

    The ‘Copy and paste’ type of service is hardly worth praising or admiring, and certainly doesn’t fill me with confidence.

    Despite that, I have emailed them and I am happily waiting for their replies, what I’m trying to do now is to educate myself.

    The whole point of a land register is that it provides a government-backed guarantee of good title, so it would be a bit reckless (to say the least) if they didn't check that they weren't dishing out contradictory titles to the same properties.

    So if you've got a registered title to a property, there is no need for you to go on some sort of hunt for other people who might also have title to the same property.

    Unfortunately this is often the issue when using a conveyancing factory. I presume you were convinced it was a good idea by an estate agent? For future reference, better by far to seek recommendations from friends and family for a decent local firm. I’d love to say “you get what you pay for” but as we have frequently seen on here, quite often the conveyancing factories are actually more expensive than the high street firms!

    Thank you for explaining, that does make sense regarding the Land Registry. Although the part in bold leaves me a bit confused here.

    Perhaps I should just pay the £3 to see whether it does have a matching Title number or not :D

    Not yur solicitor's fault - they've never visited/seen the property and/or parking space.

    I find it hard to understand why on the one hand you are expressing concerns (admittedly understandably), yet you are reluctant to take the obvious extra step of buying the Title and Plan for the parking space for a measly £3 = £3!

    Either wait till Monday and sleep easy till your solicitor investigates/clarifies, or get your finger on your keyboard and finish your research!

    Believe me, I have tried to get recommendations from colleagues, they were happy to share names, but none of them was happy enough with the services they received and therefore refused to recommend anyone.

    I also tried to contact local ones for quotes, many didn’t even reply, and the ones who did gave astronomical quotes (Almost same charges as what colleagues buying properties double the price of mine had to pay just a couple of months ago), just like what tradesmen do when they don't want to take a job............

    That, alongside my long working hours and the fact that I’m not a native English speaker pushed me towards the Factory option – It wasn’t a simple choice.

    I just have, and it’s a match so all good, confusing, but good!

    I wasn’t sure how I’d face it if it wasn’t a match, that’s why I didn’t wanna do it……. Silly, I know!
