Hip roof replacement

Hi, is a hip roof on a 3 bedroom bungalow expensive to replace ?

    Depends.
    How big is the roof ?
    Are the tiles serviceable, or do they need replacing ?
    Are the timbers sound ?
    Do you need to strip out any spray foam insulation ?
    Is the property in/near London, or up North ?

    Depending on answers, anything from £3K up to £40K - To get a better idea of cost, you need to get a few roofers in to quote.

  • Well the simplest roof might be flat, so cheap. The next is a mono pitch, slopes one-way. The next is double-pitch, 2-roofs sloping in opposite directions, then you can double this up for a hipped roof which can have 4 roofs at 90 degrees to each other.
    As FreeBear asks, why?
  • It adds cost as there's extra labour and materials for the hips, and possibly for the extra elevations, four rather than two for example.
    But there's so many other variables, lead work required, tile selection, roof pitch, dormers, is the property detached, shape of roof (rectangle, l-shape, t-shape, u-shape), does it have valleys, is the property easy to access for materials/waste, is it a simple scaffold?
    Building Control will want to see that adequate insulation is installed. You might already meet regs or they might insist on adding extra.
    Almost every property is different, it's difficult to say whether it's expensive or not.
    I'd suggest that hips are reasonably minor in the scheme of things.
  • Thank you for replying, its a detached property in Scotland thats for sale roughly 65 years old with 4 sides, I think its the original roof thats on it, it is needing replaced at somepoint soon  number 2 on the home report, a few leaks into the loft in the past, i was just wondering roughly the cost to replace a roof like that as it does have more tiles that s standard terrace house roof
  • The flat resin roof on the extension of this bungalow was blown off in Storm Arwen - my quote was £10, 800 including VAT. I'd also lost a few of the main roof concrete tiles, the roofer said the tiles are now hard to get.

    Are you sure it actually needs replacing. Maybe just needs some tlc.
    Home survey reports tend to be a bit over cautious and will often make negative comments about roofs, but that does not necessarily mean it needs replacing.
    65 years is not that old.
    'A few leaks in the past' What is the evidence? Is there any rot, or major structural issues noted?
